We do encourage you to contact Stephanie or Steve early in the process of getting your home ready for sale, we are able to walk through your home ahead of time and advise you of what items need to be repaired, painted, moved and even help with staging and organizing ideas.  By giving you this information early, you are able to stop wasting time on jobs that don't need to be done, or only spend your time and budget on the absolutely necessary.

Each home is unique and we will tailor our marketing plan to suit your needs and specific requests.  We guarantee to work with you directly and to keep you informed about what is happening with your home.  Since you will be working with us directly and not an administrative staff, you will always be speaking with the person who knows what is happening and not have to wait for answers.

Steps of Selling Your Home

Meeting & Preparing Your Home

Preparing your home is the first step in selling your home quickly for top dollar.  Meeting with your Real Estate Professional before you start doing all the work around your home is best.  We are able to advise you what items need to be repaired, staged, cleaned, etc...

We will be able to help you focus both your efforts and your budget into getting your home ready to it appeals to most buyers.  While it may not be the easiest to have someone go through your home with a fine tooth comb, we assure you that this process will help prepare you for the buyers who come through.

When we meet, we can also discuss where you are looking to move to after you sell your home, what your expectations for sale are and what the costs of selling your home are. This initial meeting is of no cost to you and goes a long way in preparing your home for its eventual sale

Pricing Your Home to Sell & Negotiating

Pricing your home to sell is one of the most important aspects of a quick sale.  Working with a Real Estate Professional gives you access to previous sales in your neighbourhood and current market conditions.

Steve and Stephanie are knowledgeable about home sales and market conditions in their areas and have to expertise to price your home to bring in the most buyers and to sell your home for a fair market value.

Once you receive an offer, we work on your behalf to

negotiate a price that is agreeable to you, the ultimate decision is up to you and we won't pressure you to sell your home, we simply provide you with all the options and scenarios.  With proper negotiation an agreement will be reached and your home will be sold!

Final Arrangements & Closing Details

Once you have accepted an offer on your property,
there may be some additional steps required.
Including but not limited to; additional work on your
home, providing paperwork for previous work done,

assistance with mortgage discharge, finding legal advice and of course purchasing another home.

All these details seem small but can add up to a lot of additional running around, by working with Stephanie & Steve, we will advise you of what steps are next and refer you to the needed professionals to help with anything else needed.

If you are buying another home, we will also take care of making sure your closings work well together and that you are able to move from one home to another seamlessly.
